TOKİ Housing Projects in Istanbul: New and Upcoming Developments

TOKİ previously completed projects in Başakşehir, Küçükçekmece, Halkalı, Kozyatağı, Esenler, Pendik, Ümraniye, Çatalca and Gaziosmanpaşa, and announced that 2018 projects will primarily focus on Silivri, Şile and Güngören Tozkapan districts.

TOKİ 2018 Güngören and Kayaşehir Projects

  • The Güngören Tozkapan project is being implemented as part of urban transformation efforts. Unlike other projects, this one is specifically designed to address local urban renewal needs. The Güngören project for TOKİ Istanbul Projects 2018 includes 224 residences and aims to help many families achieve homeownership. Construction is planned to be completed within 550 days from the announcement, and the project has attracted strong interest. The housing features are as follows:
  • Of the residences, 64 units will be configured as 1 bedroom + living room, and 160 units as 2 bedrooms + living room.
  • The living area for residents will include a park, landscaped spaces and commercial units.
  • Another notable project in terms of scale is the Kayaşehir development, which includes 862 housing units. The tender also covers two commercial centers, infrastructure and landscaping works, and an enclosed parking facility.
  • Unit mix for Kayaşehir: 40 units are 1 bedroom + living room, 190 units are 2 bedrooms + living room, 514 units are 3 bedrooms + living room, and 118 units are 4 bedrooms + living room.
  • The project uses wood cladding and decorative wrought-iron railings on windows.
  • Following a modern architectural approach, the project also includes a mosque, playgrounds, sports areas, a school and park spaces.
  • Construction of the 862 units is planned to take 650 days.

TOKİ 2018 Üsküdar, Tuzla, Gaziosmanpaşa, Maltepe and Beyoğlu Projects

  • The Üsküdar project under TOKİ Istanbul Projects 2018 is close to completion and focuses on urban transformation and development in Üsküdar. The project comprises 173 housing units and 8 shops, and spans four major neighborhoods in Üsküdar.
  • Another ongoing work is the TOKİ Tuzla project, which is located in the Orhanlı neighborhood of Tuzla district. This development will include 232 apartments.
  • The Gaziosmanpaşa project, one of the largest urban transformation initiatives, is being carried out in the Sarıgöl and Yenidoğan neighborhoods. The project will include 796 residences and 13 shops and is still at the initial stage.
  • The TOKİ Maltepe project is planned for Başıbüyük neighborhood in Maltepe and includes construction of 305 housing units, also as part of urban renewal efforts.
  • In Beyoğlu, the TOKİ Istanbul Projects 2018 development continues as a residential and social facility project. The newly started project includes 397 housing units, 20 shops and additional facilities.

Eligibility for Lower-Income and Retired Applicants

    • Must be a citizen of the Republic of Turkey.
    • Must have lived in the province or district covered by the project for at least one year, or be registered in the population records of the province where the project will take place.
    • Must not have previously purchased a house from TOKİ or used a housing loan from the Mass Housing Administration.
    • Must not own a registered detached residence or condominium unit in their own name, their spouse’s or their children’s names.
    • Must be over 25 years old at the application date.
    • For TOKİ Istanbul Projects, the household’s monthly income must not exceed 3,700 TL.

Application Categories Accepted for TOKİ Istanbul Projects

  1. Category 1: Families of martyrs; veterans and war-disabled persons, and their widows and orphans
  2. Category 2: Citizens with at least 40% disability
  3. Category 3: Retired citizens
  4. Category 4: Other applicants

Documents Required for TOKİ Istanbul Project Applications and Contract Stage

  • Photocopy of the applicant’s identity card.
  • For families of martyrs, war-disabled persons, widows and orphans: entitlement document issued by the relevant pension authority.
  • For disabled applicants: health report and photocopy of identity provided by the Directorate General of Services for the Disabled and Elderly.
  • For retired applicants: retirement certificate or document proving retirement issued by the Social Security Institution.

Documents Required at the Contract Stage for TOKİ Istanbul Projects

  • Population registry document approved by the provincial or district population directorate proving residence at the registered address for more than one year.
  • Document proving that the applicant, spouse and children do not own a registered detached residence (excluding farmland, gardens and village houses) or a condominium unit (except for families of martyrs, veterans, war-disabled persons, widows and orphans).
  • Proof that the family’s monthly income does not exceed 3,700 TL.
  • If one spouse is not employed, a document from SGK proving non-employment.
  • For retirees, pension statements from SGK and bank account statements showing pension deposits.
