What Happens If TOKİ Installments Are Not Paid?

If TOKİ installments are not paid, the TOKİ housing contract may be terminated. TOKİ programs are intended to help low-income families obtain housing, but when payments are missed, the contract can be canceled. If installments are delayed, late interest will be charged according to the contract. If the buyer fails to pay at least two installments, two demand notices are issued to the buyer.

Following the notices, the administration may proceed with contract termination. In case of termination, the application fee, down payment and paid installments are refunded without interest after deduction of expenses. Taxes and bank commissions are not refunded. Any rent accrued for the period after delivery of the residence is also deducted from the refunded down payment and installments.
