TOKİ 100,000 Social Housing Project Launches — 240-Month Payment Plan

The Presidency and the Mass Housing Administration (TOKİ) announced that the 100,000-housing project for low-income families will continue next year as it did this year. Under the program, applicants will be able to purchase homes at affordable prices with flexible payment plans.

Details of the 100,000 Housing Project

The 100,000 housing project began earlier this year, was implemented across different regions, and many people secured home ownership through the lottery system. The announcement confirmed that 2021 will also be a year in which the 100,000-housing projects continue. TOKİ will build homes for low-income families in various regions, and applicants who meet the requirements and are selected by lottery will become homeowners.

TOKİ stated that the new phase of the one hundred thousand housing project will start at the beginning of 2021 and that applications will be accepted according to a published schedule. What Are the Eligibility Requirements for the 100,000 Housing Applications?

The application requirements for the 100,000 housing project must be met by applicants. The main conditions are as follows:

  • Be a citizen of the Republic of Turkey.
  • Have been living in the city or district where the project will be implemented for at least one year, or be registered in the population records of that city or district. Applicants are not restricted to applying only in the district where they currently reside; they may apply to projects in the district listed on their address registration.
  • Neither the applicant, their spouse, nor their dependent children may own a title-deed registered residence within Turkey, and none of them must have previously purchased a home from TOKİ. This restriction does not prevent children whose parents have purchased a TOKİ house from applying. In addition, families of martyrs, veterans with service-related disabilities, widows and orphans are also eligible to apply.
  • Families of martyrs, veterans with service-related disabilities, widows and orphans who already own a title-deed property or who bought a unit under ordinary sales terms without using a TOKİ entitlement certificate can apply for TOKİ programs using an entitlement certificate issued by SGK.
  • The total monthly household income must not exceed 5,500 TL to be eligible; households above this threshold cannot apply. For Istanbul, the income threshold is 6,000 TL. All types of aid such as food and transportation assistance are included in the income calculation.
  • Only one application is allowed per household; members of the same family (mother, father, children) cannot submit separate applications.
  • Applicants must be at least 25 years old to apply.
  • For families of martyrs, veterans with service-related disabilities, widows and orphans, housing will be offered with 10% down payment and fixed monthly installments over 240 months. To qualify for this arrangement, applicants must obtain an entitlement certificate from SGK and demonstrate at least three years of residence in the project’s region.

When and How to Apply for the 100,000 Housing Project?

Application dates for the 100,000 housing project in 2021 have not yet been finalized; the exact dates are expected to be announced around the start of the year. Applications will be submitted through Ziraat Bank or Halkbank by paying the designated application fee.
