TOKİ Housing Projects in Ankara: Current Developments & Listings

The Housing Development Administration (TOKİ) completed its planning at the end of last year, finalizing the housing projects to be built in 2018. The TOKİ Ankara housing projects were determined, with a typical down payment set at 55,000.00 TL and monthly installments starting from 185.00 TL. Below are the details.

Initial Details of TOKİ Ankara Housing Projects

The TOKİ Ankara housing projects for 2018 were launched to provide state-supported homes to families who do not own a residence—whether the applicant, their spouse, or their children. All details were clarified before the program began.

A total of 13,323 units were earmarked for the public, making Ankara the province with the highest number of TOKİ homes planned for the year. This opportunity was aimed at low-income families, and applicants must not have previously purchased a TOKİ home. As in previous years, applicants must be at least 18 years old.

Although figures referenced an average amount around 55,000.00 TL, several payment and housing value criteria affect final costs.

Under the TOKİ Ankara housing scheme for 2018, down payments were set to cover 10%, 20% or 25% of the total property price. The remaining balance could be paid in installments spread over 10, 15 or 20 years.

What Has Happened So Far and Next Steps

Over the past 3.5 years, 95% of TOKİ units have been sold to lower- and middle-income households. In 2017 that proportion rose to 98% for these income groups.

For 2018, there were no new preliminary eligibility conditions added to the list. However, if you plan to obtain a TOKİ Ankara home under the 2018 projects, it is advisable to act quickly because priority is given based on application order. Also be aware that loan applications must be submitted to the designated banks by June 29.

Required Documents for TOKİ Ankara Housing Applications

  • Applicants must present the original and a photocopy of their Turkish identity card (T.C. nüfus cüzdanı).
  • War and duty invalids, their spouses and orphans, and families of martyrs must obtain a Right Holder Certificate (Hak Sahiplik Belgesi) from the Pension Fund (Emekli Sandığı) to be eligible for loans.
  • For disabled applicants, a photocopy of the ID card issued by the Directorate General of Services for the Disabled and Elderly is required. If that card is not available, a full hospital health committee report from a state hospital is necessary, showing a minimum 40% disability.
  • If an applicant is retired and wishes to purchase property under the TOKİ Ankara projects, the retirement ID issued by SGK (Social Security Institution) should be provided. If that specific document is not yet issued, other official proof of retirement will be accepted.

Sales and Project Updates

  • TOKİ Ankara Sincan Saraycık Neighborhood, 1st Region, 2nd Phase Urban Renewal Project

This project included 621 units. The application period ran from March 5 to March 16, 2018. Lot drawings were held on March 26, 2018, and contracts were signed between April 2 and April 27, 2018.

Units were offered in 2+1 and 3+1 layouts.

2+1 apartments were priced between 126,320.00 TL and 172,970.00 TL. With 120-month terms available, monthly installments started from 789.00 TL.

3+1 apartments ranged from 159,896.00 TL to 220,258.00 TL, with minimum monthly payments of 999.00 TL over 120 months.

  • TOKİ Ankara İncek 2nd Phase

Sixty-nine apartments were offered in the İncek 2nd Phase. Applications ran from January 10 to March 30, 2018.

2+1 apartments of about 187 m2 were priced around 856,875.00 TL to 856,891.00 TL, with monthly payments starting at 2,856.00 TL for 120-month terms.

3+1 apartments, sized at approximately 152 and 161 m2, began at 581,603.00 TL with monthly installments from 1,938.00 TL.

4+1 units were available in 220 and 275 m2 options, with prices starting at 776,056.00 TL and monthly payments from 2,586.00 TL over 120 months.

Higher-end 5+1 apartments were built between 278 and 364 m2 and were listed starting at 1,854,000.00 TL, with monthly installments around 3,576.00 TL.

  • TOKİ Ankara Çamlıdere

The Çamlıdere project included 55 apartments. Draws were held on February 9, 2018, and contracts were completed between March 1 and March 9, 2018.

  • TOKİ Ankara Mamak Yatıkmusluk

A total of 211 apartments were made available. The application window ran from January 8 to March 30, 2018.

2+1 apartments of 88 m2 were priced at 174,604.00 TL with 180-month terms and monthly payments starting at 727.00 TL.

3+1 apartments of 121 m2 were priced at 241,981.00 TL with 180-month terms and monthly payments starting at 1,008.00 TL.

  • TOKİ Ankara Mamak Altıağaç Karaağaç 1st Phase

A total of 443 housing units were prepared. Applications ran from January 29 to February 9, 2018. After the draw on February 20, 2018, contracts were signed between February 26 and March 14, 2018.
