Affordable Housing Opportunity from TOKİ for Low-Income Families

The Minister of Environment, Urbanization and Climate Change has shared a new update about the TOKİ housing project, pointing to August as a key month. The main announcement will be made by the President. Sales will start simultaneously across all 81 provinces, and special conditions will be reserved for families working for minimum wage.

For those who have long dreamed of owning a home, the August TOKİ housing campaign will present a major opportunity. Construction costs during the building phase will be supported by the state, and specific measures will be introduced to help families earning minimum wage.

Minister Murat Kurum added that the new mass housing project will accept applications from citizens who do not already own a home, offering repayment plans of nearly 20 years with monthly payments tailored to match the minimum wage.

Special Quotas for Minimum Wage Earners

According to the latest data from the national statistics institute, construction costs have risen by 106%. The Central Bank has confirmed this trend and noted annual housing price increases approaching 150%. With rising prices making it harder for low- and middle-income families to buy homes, TOKİ’s campaign offers a timely alternative.

The major good news—set to be clarified by the President in August—is that the plan will provide payment conditions suitable for a couple earning minimum wage. This specific focus will play a key role in the sales strategy.

Price Reductions Through Financial Support

Minister Murat Kurum stated: “During land sales and procurement of construction materials, we have entered a process approved by the President. Discounts have been negotiated to lower costs. This enables the project to be offered at more affordable prices with attractive installment plans.” Further project details will be finalized and announced by the President in August.

Individuals who have never owned a home will be eligible to apply for housing projects based on monthly income levels. Through lottery draws, citizens across all 81 provinces will have the chance to become homeowners. Repayment plans of up to 20 years will be offered, with exact terms varying according to the purchased unit. Special provisions will be implemented for newlyweds, young people, martyrs’ families and veterans, and retirees. In the coming weeks of August, authorities will provide clear information on eligibility requirements, housing specifications, and payment schedules.
